What if I don't get planning permmission
Do not despair!! All is not lost just yet. There are still options! There may be conditions or recommendations that will involve minor changes to your plans, and re-submission can be free!
On our how to get planning page, the sequence is detailed better, but this is one reason why a good local architect or designer who knows the council will benefit. Their experience will help to make sure their designs are close to what the planners expect and will permit, or they may try for a cheeky bit extra for you, in the knowledge it amy or may not be passed, so will often have a plan b up there sleeve.
Also, because it is not always guaranteed, when you are choosing your architect, it is ofetn useful to ask about resubmitting plans etc to achieve planning permission - don't be afraid, after all thats is why you are paying them.
